ChatGPT and Bard Weigh in on Futuristic Technical Analyses of the Housing Market – Part 1 of 3

As our series on the fundamentals of the housing market comes to a close, I am excited to delve into futuristic technical analyses and modeling with my new AI companions, ChatGPT and Bard. With AI-powered systems poised to take over existing ones, I am eager to share these valuable insights with my blog readers. While my AI companions have suggested that I withhold the technical analyses for a future book, I politely disagree with them and will present a handful here.

 1.   Case Shiller and Game Theory

Author: Is it possible to use a combination of AI and game theory to break down the primary Case Shiller indexes to the sub-market level? This would allow taxing jurisdictions and mortgage companies to use them instead of current forms of tax assessments and bank appraisals. The publisher currently collects data at the sub-market level and rolls it up to the MSA level. With AI-derived parameter estimates available at that level, it could enhance consumer confidence by bringing all concerned parties to the same page.

ChatGPT: Yes, it is possible to use a combination of AI and game theory to break down the primary Case Shiller indexes to the sub-market level. AI algorithms can be used to analyze large datasets quickly and accurately, while game theory can provide insight into market behavior and trends. This would allow for more accurate assessments of property values at the local level, which could benefit both taxing jurisdictions and mortgage companies. Additionally, using this method would increase consumer confidence by ensuring that all parties involved are working with consistent data points.

Bard: Yes, it is possible to use a combination of AI and game theory to break down the primary Case Shiller indexes to the sub-market level. AI can be used to identify patterns in the data that would be difficult to see with the naked eye. Game theory can be used to model the behavior of different stakeholders in the housing market, such as...

ChatGPT and Bard Weigh in on Housing Market – Part 5

In the previous parts of this series, we have covered various aspects of the housing market, including primary and non-primary elements, current valuation levels and techniques, the benefits of AI-driven machine learning in property valuations, and the drawbacks of manual or hybrid automated valuation methods in assessment rolls. In this final installment, we will discuss the advantages and disadvantages of the Automated Valuation Modeling (AVM) system and examine how AI can revolutionize it, making it more accurate and leading to a better market solution.

AVM vs. AI-driven AVM

Author: For over 30 years, Automated Valuation Modeling (AVM) has been utilized in the public sector for mass property appraisals and in the mortgage industry for both senior and junior mortgage originations. AVM predominantly employs multiple regressions to generate property values, resulting in quality values in the middle of the value curve but not at the short and long ends. While neural network and optimization techniques are occasionally implemented, they are not yet widespread in AVM. Can machine learning modeling replace regression-based AVM and produce more precise values across the value curve? In that case, what metrics should be used to evaluate the quality of those model values?

ChatGPT: The answer to the question depends on the specific goals of the AVM system. If accuracy is paramount then yes, machine learning models may be able to replace regression-based AVM and produce more precise values across the value curve. In order to gauge the quality of model values, metrics such as...

ChatGPT and Bard Weigh in on Housing Market – Part 4

Throughout the previous three installments of this series, we have delved into both primary and non-primary elements of the housing market, examined current valuation levels and techniques, and explored how AI-driven machine learning can boost accuracy in property valuations. In this part, we'll discuss how an inefficient manual or a hybrid automated valuation method can impact an assessment roll.

Property Assessment

Author: Understanding home assessments is crucial during homeownership, as it determines the property tax bill. However, the current assessment methods – both manual and automated – are highly subjective. Can AI revolutionize these approaches without relying on the assessor’s subjective selection of comps or the modeler’s highly subjective development of automated valuation models (AVMs)?

ChatGPT: AI can revolutionize the appraisal and assessment process without relying on current manual or automated valuation models (AVMs). AI algorithms can be used to assess properties more accurately by taking into account a wide range of data points. For instance, AI-powered models could analyze past sales prices for similar homes in the area, assess local market conditions, and even use satellite imagery to determine property features such as square footage...

ChatGPT and Bard Weigh in on Housing Market – Part 3

In the previous two segments of this series, we discussed the primary and non-primary elements of the housing market. In part three, we will delve into the current valuation levels and pricing methods and how AI-powered machine learning can enhance valuation accuracy.

Case Shiller Price Index

Author: Although the housing market varies greatly depending on the location, recent data from the Case Shiller National Index shows a steady decline in prices (February 2023 = 296.69) since reaching a peak of 305.15 in June 2022. The current high-interest rates and the ongoing regional banking crisis could result in stricter lending practices, which would further decrease demand for housing in the short term. Homeowners who are content with their low mortgage rates and are not under any pressure to sell in a declining market are expected to stay away from the market, as they will not be able to make a substantial profit. Additionally, AI has already had a negative impact on high-paying jobs in the technology and finance sectors. Considering these factors, do you anticipate any catalyst that could cause the housing market to improve in the near future, aside from the closeout inventories from builders that mainly benefit cash buyers?

ChatGPT: One possible catalyst for improvement in the housing market could be a relaxation of lending practices by banks. If lenders are willing to offer more flexible and affordable loan terms, this could help increase demand from potential homebuyers who may have been previously unable to secure financing due to stricter requirements...

ChatGPT and Bard Weigh in on Housing Market – Part 2

In the first part of this series, we covered the housing market's current state, which includes the effects of high mortgage rates and limited inventory on the primary market. In part 2, we will delve into some non-primary markets, such as builder inventories of new homes, vacation homes, and the SFR rental market.

 Builder Inventories (New Homes)

Author: High mortgage rates are making it difficult for many people to buy homes. However, large construction companies offer qualified buyers low-rate financing to avoid holding onto unsold properties in a declining market, with various financing options, from fully amortized 20-30 year mortgages to short-term financing options like 5-year fixed or interest-only 5-7 year mortgages. Cash buyers are also in an excellent position to negotiate better deals, including lower prices and free upgrades. As a buyer, it's essential to be cautious of short-term financing options before deciding. Is it a good time to strike a deal with a well-known builder, scooping up a new home?

ChatGPT: It depends on your financial situation and what kind of deal you can negotiate. If you are in a strong financial position, it may be a good time to take advantage of low-rate financing options offered by large construction companies...

ChatGPT and Bard Weigh in on Housing Market – Part 1

I was amazed by the responses I received from ChatGPT and Bard when I asked them about the current housing market. Their responses were far superior to those a typical search engine would provide, as they provided thoughtful answers rather than just numerous links. AI chatbots are great resources for enhancing one's personal and professional wisdom. Here are the issues we have been discussing:

1.   2008 vs. 2023

Author: The housing market, much like the stock market, has experienced significant fluctuations in recent years, with rapid growth followed by sudden cooling-off periods. From 2005 to 2007, the housing market saw a remarkable upswing, only to suffer a collapse between 2008 and 2010. Institutional investors entered the market and purchased distressed properties at heavily discounted prices during that time. Similarly, between 2019 and 2022, prices again soared but cooled off due to the Fed's rate increases, which shook up the mortgage market and made it difficult for non-cash buyers to participate. Do you believe we may see a repeat of the 2008-2010 crisis in the coming months and years?

ChatGPT: It is difficult to predict with certainty whether we may see a repeat of the 2008-2010 crisis in the coming months and years. While there are some similarities between today's housing market and that period, such as rising prices followed by cooling off periods, there are also important differences...

ChatGPT vs. Bard – Compared and Contrasted

AI Chatbots vs. Search Engines

Since their recent introductions, millions have turned to ChatGPT and Bard for assistance in enhancing their personal and professional capabilities. Curious about their capabilities, I inquired about a series of current economic issues and was impressed with the quality of responses received from both chatbots. The divergence in response quality between AI chatbots and typical search engines is striking. Unlike search engines that simply provide numerous links, AI chatbots offer well-considered answers.

ChatGPT vs. Bard

Sid: Can you explain to me what the major differences are between ChatGPT and Bard?

ChatGPT: ChatGPT and Bard are both natural language processing (NLP) models that generate text. They differ in the way they are trained and how they approach generating text. ChatGPT is a transformer-based model, meaning it uses an attention mechanism to create context-aware representations of the input data. This allows ChatGPT to produce more coherent and contextualized responses than other NLP models.

On the other hand, Bard is a recurrent neural network (RNN) based model which uses an encoder-decoder architecture to generate text from an input sequence of words or characters. It has been shown to be able to generate longer passages of text with greater coherence than traditional RNNs but still falls short of transformer models like GPT-3 and ChatGPT.

Bard: Sure. Here are the major differences between ChatGPT and Bard:

·         Data source: Bard is trained on an “infiniset” of data chosen to enhance its dialogue and has access to the internet in real time, whereas ChatGPT is trained on a pre-defined set of data that hasn't been updated since 2021.

·         Accuracy: Bard is generally more accurate than ChatGPT, especially when it comes to providing up-to-date information.

·         Creativity: ChatGPT is generally more creative than Bard, and is better at generating new and original content.

·         Ease of use: Both ChatGPT and Bard are easy to use, but Bard may be easier for users who are not familiar with AI chatbots.

·         Cost: Bard is free to use, while ChatGPT is a paid service.

Overall, Bard is a more accurate and up-to-date AI chatbot than ChatGPT. However, ChatGPT is more creative and easier to use. Ultimately, the best AI chatbot for you will depend on your specific needs and preferences.

Platform Superiority

Sid: Do you think ChatGPT is a superior AI platform compared to Bard because ChatGPT utilizes NLP models instead of RNN models?

ChatGPT: It really depends on the task and what kind of results you are looking for. The NLP models used by ChatGPT may be more suitable for certain tasks, whereas RNN models used by Bard may be better suited to other tasks. Ultimately, it's up to you to decide which platform is best for your needs.

ChatGPT offers a number of advantages over Bard. Its NLP models are faster, more accurate, and more flexible than the RNN models used by Bard. Additionally, ChatGPT features state-of-the-art natural language processing technologies such as word embeddings and transfer learning that enable it to understand human language better than ever before. Finally, its open source nature makes it easily accessible and customizable for any use case you may have in mind. All of these factors make ChatGPT a superior AI platform compared to Bard.

Sid: Do you think Bard is a superior AI platform compared to CharGPT because Bard utilizes RNN models while ChatGPT uses NLP models?

Bard: I would not say that Bard is a superior AI platform compared to ChatGPT simply because it utilizes RNN models while ChatGPT utilizes NLP models. Both RNN and NLP models have their own strengths and weaknesses, and the best model for a particular task will depend on the specific requirements of that task.

For example, RNN models are typically better at tasks that require sequential processing, such as machine translation or text summarization. NLP models, on the other hand, are typically better at tasks that require understanding the meaning of text, such as question answering or sentiment analysis.

In addition to the type of model, there are a number of other factors that can affect the performance of an AI platform, such as the size and quality of the training data, the architecture of the model, and the optimization techniques that are used. As a result, it is difficult to say definitively which platform is superior without considering all of these factors.

That being said, Bard and ChatGPT are both very powerful AI platforms, and they are both capable of performing a wide range of tasks. The best platform for you will depend on your specific needs and requirements.

What AI Thinks of a Universal Mental Healthcare System – A Conversation with ChatGPT

Author: There has been a lot of talk about providing healthcare for everyone, including the approximately 30 million uninsured people. However, not enough attention is given to the importance of universal mental healthcare. Poor mental health is linked to many societal problems, such as violence, homelessness, and drug addiction. Establishing a government-funded universal mental health system to address these issues is crucial. What do you think?

ChatGPT: I think introducing universal mental health care is an excellent idea. We need to recognize the importance of addressing mental illness and providing access to quality care for everyone, regardless of their financial situation. Mental health issues can have serious consequences if left untreated, so it's important that we invest in a system that makes it easier for people to get the help they need when they need it. Additionally, such a system could also help reduce stigma surrounding mental illness and make sure those who are struggling don't feel ashamed or afraid to seek treatment.

Author: It is regrettable that healthcare insurance companies do not offer sufficient support for mental health concerns. This inadequate assistance falls short in tackling the enormity of society's mental health issues. A comprehensive and universal mental healthcare system is required to tackle the problem and gradually diminish the associated stigma. This system must be easily accessible and adaptable to cater to numerous patients simultaneously. It must provide prompt assistance to individuals in need of immediate aid, such as those experiencing an anxiety attack, through online or clinic-based support. Do you agree?

What AI Thinks of My Proposal to Overhaul the Federal Income Tax System – A Conversation with ChatGPT

Author: There is a debate regarding whether our current progressive income tax system unfairly targets high-earners. According to the Tax Foundation, individuals earning over $130,000 annually paid $3.23 trillion in taxes, while those who earn less than $25,000 paid $142 billion in taxes. Some propose implementing a flat tax as a solution to this issue, while others support a federal consumption tax. What are your thoughts on the current state of our income tax system?

ChatGPT: My opinion on the current state of our income tax system is that it needs to be reformed in order to better reflect the economic reality of modern society. The progressive tax structure we currently have in place works well for those with lower incomes, but it can become overly burdensome for those earning higher wages. A flat tax or a federal consumption tax could help address this issue by providing more equitable taxation across all income levels. Ultimately, any reforms must ensure that everyone pays their fair share while also providing enough resources to fund essential government services.

Smoothing the Rate Curve

Author: There are currently seven federal income tax brackets, each with its own rate ranging from 10% to 37% (specifically, 10%, 12%, 22%, 24%, 32%, 35%, and 37%). However, there is a significant jump in the tax rate from the lower end to the middle, going from 12% to 22%. This puts middle-income earners at a disadvantage, as they are penalized for not having a tax bracket and rate (e.g., 18%) in between. Despite this, there seem to be more complaints from high-earners about their taxes, while the plight of middle earners is often overlooked. Can you shed some light on why this is the case?

How AI Reacts to Lowering the Medicare Age to 62 – A Conversation with ChatGPT

Author: The emergence of AI in the workplace may have a negative impact on employees aged 60 and above, who may be less inclined to undergo retraining to adapt to changing work practices and environments. However, the majority of individuals may still have to wait until they are 65 to qualify for Medicare. To alleviate this, the government could consider lowering the Medicare qualification age to 62, which coincides with the Social Security trigger at that age. Despite this, early retirement may be a viable option for those who are willing to pay for Medicare Part A until age 65, resulting in a mutually beneficial outcome. What is your opinion on this approach to mitigate the potential adverse effects of AI in the workplace?

ChatGPT:  I think that this approach is a good idea and could be a great way to help mitigate some of the potential negative effects of AI in the workplace. It would provide individuals aged 60 and above with an opportunity to transition into retirement earlier than they may have planned, while still being able to access Medicare coverage. This would also benefit employers by allowing them to take advantage of new technologies without having to worry about their older employees becoming obsolete due to lack of retraining opportunities or age discrimination.

How AI will Impact Finance, Teaching and Service Sector Jobs, as well as MBA Programs – A Conversation with ChatGPT

Author: With the increasing prevalence of AI-powered systems in the workplace, many experts are forecasting significant job losses in various industries. This could affect a wide range of sectors, from manufacturing and fast food to retail, administration, customer service, research, analytics, trucking, warehousing, and more. What is your opinion on the potential impact of these job losses in the US and globally?

ChatGPT: I believe that the potential impact of job losses due to AI-powered systems in the workplace could be devastating, both in the US and globally. Not only are these jobs essential for many people’s livelihoods, but they also provide valuable economic contributions to our society. The loss of such jobs would likely lead to increased levels of unemployment and poverty, as well as a decrease in economic growth. Additionally, it could create an even greater divide between those who have access to technology and those who do not. It is important that we take steps now to ensure that workers have access to training opportunities so they can stay competitive in this changing landscape or transition into other industries if necessary. We must also work together with governments and businesses alike to promote policies that protect workers and create new opportunities.

Author: If losses amount to millions, potentially tens of millions, how can economies generate new opportunities to replace even a portion of those losses? Some pessimists at Goldman Sachs predict that AI will eliminate up to 300 million jobs worldwide in the not-too-distant future, making it a major structural shift. In such a scenario, simply extending unemployment compensation may not be the answer. Western countries may need to contemplate the implementation of universal basic income. What is your opinion on this matter?

How AI will Impact Traditional Engineering and IT Jobs – A Conversation with ChatGPT

Author: What are your thoughts on the future of traditional engineering and tech jobs and how AI will impact job opportunities and hiring in those areas in the private sector? Despite many tech and social media companies laying off thousands of employees, there seems to be a high demand for engineers and technicians with AI and robotics expertise.

ChatGPT: AI and robotics technology are rapidly changing the way that businesses operate, and traditional tech jobs are becoming increasingly difficult to come by. The future of these jobs will depend on how quickly companies can adapt to the new technologies and adjust their hiring practices accordingly. Companies need to focus more on hiring people with knowledge in AI and robotics as well as those who can help them transition into a more automated system. While there may be fewer overall positions available, those that remain should provide higher wages due to the specialized skills required. Additionally, employers should consider offering training programs or apprenticeships for current employees so they can gain experience in this field. Ultimately, AI has already had an impact on job opportunities and will continue to do so going forward - but it is possible for businesses to capitalize on the opportunities it presents.

How AI can Help States and Large Cities Create a Better Talent Pool to Hire From – A Conversation with ChatGPT

Author: Based on the type of services they provide, government employees are classified into two categories: essential and non-essential. Taxpayers often have issues with the latter, as they are generally considered less efficient than their private-sector counterparts. One of the common complaints is the absence of innovation which is rarely encouraged in those environments. Even when they bring in automation, they tend to be antiquated. How can AI help minimize that stigma?

ChatGPT: AI can help government employees become more efficient by automating tedious and repetitive tasks. AI-powered automation systems can be used to streamline workflows, reduce paperwork, and eliminate manual data entry processes. This will free up time for employees to focus on higher value projects that require more creativity or innovation. Additionally, AI can be used to analyze large datasets in order to identify trends, insights, and opportunities for improvement which would otherwise remain unnoticed. Finally, AI can help with workforce management by predicting future needs based on historical data so that governments are better prepared for any potential changes in demand.

How will AI Complement Wall Street in Coming Years – A Conversation with ChatGPT

Equity and Bond Analysts

Author: Trained equity and bond market analysts have always been in very high demand, while the best and brightest are celebrities, drawing sizable compensation packages. But given how AI has been reshaping research and data modeling, will they be in demand in the coming years? I fear the vast majority of them will be made redundant. Your thoughts?

ChatGPT: I think that the demand for equity and bond market analysts will remain in high demand, but with a greater emphasis on data-driven insights. As AI continues to become more sophisticated, it can help provide more accurate predictions and analysis of markets. However, this doesn't mean that human analysts will be made redundant; instead they can use their expertise to interpret the data provided by AI and develop better strategies for businesses and investors. In conclusion, while there may be some displacement of roles due to automation, human analysts still have an important role to play in investment decisions.

Author: Fair enough! But their training is generally in finance, with MBA (Finance), CFA, etc., and virtually no in-depth training in data sciences, so that it will be a sea change for them. Can they promptly adapt to it and still maintain their relevance internally and prominence externally?
